Terms of Service

Effective date: August 1, 2025

These Terms of Service (“Terms”) govern your access to and use of the DeedMine platform and API (the “Service”) operated by DeedMine (“we,” “us”). By creating an account or using the Service, you agree to these Terms.


1. Eligibility

You must be at least 18 years old and legally authorized to enter into contracts to use the Service. If you are using the Service on behalf of a company, you represent that you have authority to bind that company.


2. Account Registration

You agree to provide accurate registration information and to keep your API key confidential. You are responsible for all activity that occurs under your account. Notify us immediately at security@deedmine.com if you suspect unauthorized access.


3. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose, including violation of the Fair Housing Act, FCRA, or state privacy laws
  • Use distress scores to discriminate against protected classes
  • Resell or sublicense API access without prior written consent
  • Attempt to reverse-engineer, scrape, or extract underlying data beyond your plan limits
  • Use the Service to send unsolicited communications (spam)
  • Interfere with or disrupt the Service or its infrastructure

4. Property Data Disclaimer

DeedMine aggregates publicly available data. Distress scores are probabilistic estimates, not guarantees of seller motivation, property condition, or market value. You are responsible for independently verifying any property information before making investment decisions. DeedMine is not a licensed real estate broker, appraiser, or financial advisor.


5. Plans, Billing & Trials

Subscription fees are billed monthly via Stripe. 14-day free trials do not require a credit card. After the trial, a payment method is required to continue. Refunds are not issued for partial billing periods. We reserve the right to change pricing with 30 days’ notice.


6. API Key & Rate Limits

Each plan includes a monthly score quota. Exceeding your quota may result in HTTP 429 responses until the next billing cycle or an automatic upgrade prompt. API keys must not be embedded in public client-side code.


7. Intellectual Property

DeedMine retains all rights to its scoring algorithms, platform code, and proprietary data models. You retain ownership of any data you upload. You grant us a limited license to process your data solely to provide the Service.


8. Limitation of Liability

To the maximum extent permitted by law, DeedMine’s total liability for any claim arising out of these Terms or your use of the Service is limited to the fees you paid in the 12 months preceding the claim. We are not liable for indirect, incidental, consequential, or punitive damages.


9. Indemnification

You agree to indemnify and hold harmless DeedMine, its officers, directors, and employees from any claims, losses, or expenses (including reasonable attorneys’ fees) arising from your use of the Service in violation of these Terms.


10. Termination

We may suspend or terminate your account for material violations of these Terms, non-payment, or at our discretion with 30 days’ notice. You may cancel your subscription at any time from the Billing page; cancellation takes effect at the end of the current billing period.


11. Governing Law

These Terms are governed by the laws of the State of Georgia, USA, without regard to conflict-of-law principles. Disputes shall be resolved in the state or federal courts located in Fulton County, Georgia.


12. Changes

We may update these Terms. We will provide at least 14 days’ notice of material changes via email. Continued use after the effective date constitutes acceptance.
